House Restumping & Reblocking
Restumping, also called reblocking, means taking out the stumps a timber-floored house rests on, setting new ones on fresh footings and bringing the floor back to level. Melbourne has an enormous number of houses that need it: Edwardian and Californian bungalow weatherboards across the inner north that have sat on red gum for the better part of a century, and post-war weatherboards and brick veneers through the east and south-east whose stumps are now sixty or seventy years old. When those stumps rot, sink or lean, the whole house tells you about it.
House Re-levelling
Not every uneven floor needs a full restump. If the stumps under your house are still structurally sound but the floor has drifted out of level, re-levelling can bring it back without replacing every stump. It is common in Melbourne homes that have ridden out years of clay movement, settled packers or a subfloor that was never set quite right in the first place.
Subfloor, Bearer & Joist Repairs
Stumps hold a house up, but bearers and joists are what the floor actually rests on. When they rot, sag or are damaged by borers or termites, the floor goes soft, bouncy or uneven even if the stumps are perfectly fine. Melbourne's older homes, especially those with damp or poorly ventilated subfloors, often need framing repairs alongside or instead of a restump.
Underpinning
Underpinning strengthens or deepens a building's existing footings so they bear on firmer ground. It is the fix for houses whose foundations have settled, sunk or moved, and it is what brick homes and houses on concrete slabs need when they start to crack, because there are no stumps to replace. Across Melbourne's reactive clay belts, from the north through to the south-east, underpinning is one of the most common structural repairs carried out on brick and brick-veneer houses.
Stump & Subfloor Inspections
A stump inspection tells you what is actually going on under a house before you spend money on it. Whether you are buying an older weatherboard in the inner north, noticing a floor starting to slope in the eastern suburbs, or planning a renovation and want to know whether the subfloor will cope, an inspection gives you a clear picture of the stumps, bearers, joists and floor levels.
